House is Sold

Just a sign is not enough anymore!

Traditional real estate marketing has generally consisted of the obvious: a "For Sale" sign, local advertising, Multiple Listing Services, cooperation among brokers and word-of-mouth. Jeff says, "It is my belief that the traditional approach to selling property is no longer enough. I continue a strong commitment to upgrade the quality and quantity of buyer contacts which will result in the successful sale of your property."
Marketing:

Jeff's company, Village Realty, Inc. engages in an extensive and ongoing direct mail campaign sending thousands of promotional pieces each month throughout the year. Our unique Color Guide to Homes magazine, as well as hundreds of newsletters are just some of the many types of mailings Jeff sends out each month.

He also believes in marketing directly to competitors to keep them aware of his listing inventory. This proactive approach, along with computerized contact management, a strong Internet presence and widespread advertising all lead to the successful sale of your property.

Other Important Services...

Relocation and Referral Networks:

Jeff is the only area real estate agent belonging to the Employee Relocation Council (ERC). Additionally, he is the exclusive primary broker for Cendant Mobility, Prudential Relocation and Asset Recovery, Executive Relocation Services and many, many others.

"We have cornered the market on this valuable referral and relocation business because it is the greatest source of qualified buyer leads in the world and it grows each day."

Home Protection Plan:

This is an optional program where, for a nominal cost, you can protect not only yourself during the listing term but also the purchaser for 13 months after the sale. This warranty coverage is proven to reassure buyers that specific components and mechanical features will remain functional long after the closing. Statistically, homes offering the Home Protection Plan sell, on average, at higher prices than those without it.

Exclusive Home Marketing System™:

Jeff recognizes that there are many real estate licensees working in his marketplace and he offers fair and equal cooperation to them all without limitation or bias. Jeff believes that when a seller agrees to set aside a marketing fee (or commission), their realtor has an obligation to use that money to fuel the sale in an unselfish way that best represents the seller's interests.

Be sure to question the co-brokerage policies of any agency you consider engaging, and make sure they are a member of the Maine Multiple Listing Service (MLS).

Buyer Brokerage:

Jeff has been offering Buyer Agency to prospective buyers for several years now. How, you might ask, does this help me to sell my home? The offer of client-level services to buyers is just another way Jeff is able to attract a pool of pre-qualified purchasers. By attracting these buyers he is able to maintain a higher level of control over their qualifications and can better monitor the progress of a sale from contract to closing. It is a very costly mistake to enter into a sales contract with a buyer who has not been properly qualified, both financially and as to their needs and desires.

This is not a comprehensive list of my marketing plan for your home but I hope you found this information helpful. If you have suggestions for custom marketing strategies tailored specifically for your property, please feel free to share them with me.
